The trouble is, that secret is slowly getting leaked to the rest of the world, and has been attracting new growth in number of residents and businesses. In fact, Portland is considered to be one of the top cities in the country to begin or to further develop a small business. For these reasons, Portland, Maine real estate remains a hot commodity.<span id="more-230"></span> Even with the economic turndown, this has remained the case. As people from neighboring states and other places move to the city, the value of the land in outlying areas has increased dramatically, with some owners recouping 500% or more of their original investment on their property within a ten year period. This is highly appealing, but there&#8217;s more to Portland than just that.</p>
<p>Portland has a long and rich history, and a great deal of this history can be seen and felt in the surprising number of intact buildings dating from the 1700 and 1800&#8242;s. There are even several buildings surviving that were built in the late 1600&#8242;s. In fact, one of the most popular tourist attractions in Portland is the Old Port, replete with its original cobblestone sidewalks and some very old pubs. <p>I am moving out of state (SoCal to Portland, OR) and have 2-6 months where I&#039;ll be in temporary, furnished housing (so I already have a place to stay that is furnished). What is the best way to pack up my stuff here and have it in limbo until I&#039;m ready to move into my permanent house (the house I will buy<span id="more-229"></span> in 2-6 months after arriving in Portland)? I need to weigh both cost and convenience in the solution.</p>

<p>TIC Investors</p>
<p>In this very dynamic real estate market TIC (Tenant in Common) investors have suffered as the market has weakened. In particular, those real estate investors that joined TIC investments in the last four years, (at the top of the market) are finding that in some locations, high vacancy rates and plunging rental rates are squeezing their cash flow and their ability to pay their mortgages.</p>
<p>Who bought TIC investments?</p>
<p>As baby boomers have aged, they wanted to reposition their assets into investments that did not take up as much of their time and that did not involve their day to day attention. These investors wanted to escape management intense investments and buy into real estate investments that guaranteed them a &#8220;safe and consistent&#8221; return.</p>
<p>They had typically sold other investments and traded into the TIC using a 1031 exchange, pooling with other investors which seemed like a safe bet. Unfortunately, many (not all*) TIC investments were organized by syndicators who purchased the properties at one price and then marked up the properties to resell to their investors. In many cases they used short term &#8220;interest only&#8221; loans to get their deals to pencil, betting that real estate appreciation as well as increasing rents would increase the value of the properties quickly and allow the properties to be refinanced.</p>
<p>As a result of the large number of investors (TIC syndicators, REITS and others) competing for the same inventory, the price of assets went sky high thus lowering the yields of the investments. CAP rates as low as five and a half were not unusual and CMBS loan originators and other financial institutions were willing to lend to TIC syndicators and their investors on a non recourse basis.</p>
<p>The Real Estate Market was not as strong as investors expected.</p>
<p>Market appreciation, and rent increases did not occur. In the majority of American markets most property vacancy rates have increased, making it difficult for TIC&#8217;s to have enough money to cover their expenses. In many cases the properties performed to proforma, but when the time came to refinance them the rules had changed and the lenders wanted to see more equity in each investment. Nervous lenders have moved their investor equity requirements from 25% to 40% and even 50%.</p>
<p>This has forced many TIC investors into the unpalatable position of significantly increasing their cash investments in properties to save their existing equity positions and furiously attempt to get new financing for their deals to replace the existing &#8220;interest only loans&#8221;. These new equity requirements are stretching the resources of TIC investors.</p>
<p>Today</p>
<p>In the past two years DBSI and Sunwest Management two major TIC syndicators have dissolved and filed for bankruptcy. As these cases move through the courts, questions have emerged about the future of TIC property sales. It seems likely that real estate TICs sold by real estate brokers will disappear and most likely be replaced by securitized TIC&#8217;s for larger investments and real estate partnerships for smaller investments. (TICs can be sold as real estate investments or as securities, but Real estate TICs are not held to the same high standard of disclosure as securities investments).</p>
<p>A reflection of this trend, is that the Tenant-In-Common Association (TICA) changed their name to Real Estate Investment Securities Association ( REISA). In the last year REISA recommended that all TICs be structured as securities.** Some TIC syndicators are still in business such as RealtyNet Advisors. Realtynet Advisors have adjusted to changes in the market place with their special approach to TIC&#8217;s where there is no debt just equity invested, in other words they do not borrow money to make a deal. They find enough investors to contribute equity for the full sales price.</p>
<p>The future of TIC investments will be dictated by the recovery of the market; in the mean time look for other ways to make money investing in real estate. Some of these other options include purchasing foreclosed property, purchasing real estate deals with large (50%) down payments or buying notes from banks that are desperate to increase their cash positions.</p>

<p>Note: What is a Tenant in Common (also known as Undivided Fractional Interest) Investment?</p>
<p>The tenant in common (or undivided fractional interest) structure allows investors to purchase an interest in a significant real estate asset, perhaps larger than they could obtain individually. The investor acquires a percentage ownership (title and deed) and receives passive rental income while receiving the tax benefits of traditional real estate. The investors own and control the properties, not a third party. TIC ownership provides investors with the first ever means for ownership diversity, both in location and type, of their real estate portfolio.</p>
<p>Unlike partnership real estate, TIC ownership entitles each owner to the same ownership rights regardless of the equity invested. This element of the investment structure puts no individual owner (or group of owners) in direct control of the property over any other investor(s). You can truly have all of the ownership benefits and security of a large commercial asset with significantly fewer obstacles. As with any type of investment, the value of a fractional interest typically increases annually due to escalations inherent in most tenant leases. <p>At Higgins, Chef Higgins serves food based on his principle that food is community. Mushrooms and wild salmon, along with some of the country&#8217;s finest wines, adorn the menu.  At Higgins, one gets to eat food that typifies the northwest.</p>

When the first British settlement set base in the city, the name was changed to Casco. The city underwent several name changes before finally settling with Portland following the American Revolutionary War in 1786.</p>

<p>Unfortunately, there doesn&#039;t seem to be a business office for the company in Portland, but here&#039;s some general information on it.</p>
<p>Colonial Pacific Leasing Company of Portland, Oregon traces its roots to a captive finance company formed in Massachusetts in 1961. The original name of the company was Colonial Leasing<span id="more-222"></span> Company of New England. Its specialty was transactions under $2,200; the small ticket marketplace.</p>
<p>In the 1960&#039;s, Ford Industries, a subsidiary of Roseburg Lumber Company of Roseburg, Oregon, placed the financing for a number of its &#8220;Code-A-Phone&#8221; interconnect systems through Colonial Leasing of New England. When Colonial ran onto hard time in 1967, a time of recession, Roseburg Lumber bought the company, thinking it could finance its equipment themselves, and moved it to Portland in 1971 ( the 11 month recession ended November, 1970, ) changing the name to Colonial Pacific Leasing. According to published records, it had a $6 million portfolio, and 10,000 leases, primarily all small ticket items.</p>
<p>Roseburg Lumber operated Colonial Pacific on a limited basis. By 1976, the portfolio was $3.5 million, serviced by four employees. Late in 1976, the manager of Colonial Pacific retired and Roseburg Lumber made the decision to become more active in the marketplace. John W. Thorne, president, was hired. He was given the goal to increase the company portfolio to at least $15 million. In 1981, he built it to $50 million in &#8220;outstandings&#8221; with 52 employees.</p>

<p>Portland is the second largest American city in the Pacific Northwest. Real estate markets have been sluggish here but Portland Foreclosures are on the rise.</p>
<p>Portland is situated in Multnomah County, in the state of Oregon. It is a leading exporter of wheat and is an important port in the Pacific North-west for ocean born trade. It is Oregon&#8217;s largest city and set up in 1851 in a &#8216;clearing&#8217; midway between Oregon city and Vancouver.</p>
<p>Real estate in Portland has been in a crisis in 2009 as nearly 18-20 % of Portland homes are being put up for distress sales. Nearly 18% of active listings are being put up for distress sale- amounting to over 2,600 homes across Portland. Of these 14% are up for short sales and 4% are already foreclosed and returned to their banks. The worst affected regions are Gresham, Beaverton, and Happy Valley where a quarter of homes are foreclosed are on their way. As a whole real estate activity in Portland moved at a sluggish pace last month. Although numbers of sales and pending properties are up by 6%, these figures are less than the seasonal average. Prices are down by 17%-18% below the peak.</p>
<p>If we look at some statistics state wise, the larger picture will be clear-</p>
<p>o	For the state of Oregon as a whole, foreclosure filings in April 2009 registered a  13 % increase from March and 127% times that reported in April, last year<br />
<br />o	 Oregon got the 18th ranking in the country for total foreclosure filed properties in April.<br />
<br />o	 One in every 419 Oregon homes was slammed with a foreclosure filing in the month.<br />
<br />o	 Multnomah County was leading in the state with 660 properties listed for foreclosure.</p>
<p>Portland Foreclosures were the result of rising delinquent mortgage payments by house owners. The reason could be the rising unemployment. A second reason could be defaulting by homeowners who had purchased these properties during the housing boom intending to make a profit but could not ultimately fulfill mortgage commitments.</p>
<p>Foreclosures are a wise investment for those interested in making a profit in the real estate business. Banks and owners are ready to sell fast and at cheap rates. Portland is a highly developed, commercial area with good returns on real estate. The increase in Portland Foreclosures must present an opportunity for investors to make a wise purchase</p>

<p>Portland, OR has been bestowed with certain characteristics that make owning a home, a leisure house, or an investment property in the area highly desirable. The real estate market in this part of the United States has fared well in the current downturn. The region has also been attractive for homebuyers and investors because it features some of the most beautiful scenic landscapes in the nation, a healthy living and recreational environment, and a large number of unique qualities, including the city&#8217;s designation as the &#8220;greenest&#8221; and &#8220;cleanest&#8221; city in the nation. The following distinctive characteristics of Portland should appeal to many property buyers looking for a dream house or an investment property offering exceptional value:</p>
<p>Resilient real estate market. Prices in the area have declined so far by 20% from their peak; while nationwide they have fallen by 30%. At the same time, foreclosure rates in Portland have climbed to 1.8% as of September 2009, while nationwide they are 2.7%.</p>
<p>Lower property taxes. In terms of the real estate tax as a percentage of home value, Multnomah County, in which Portland is located, is ranked 383rd in the nation, with the ratio of 0.91%. This makes it more favorable in terms of property taxes than 49% of the counties in the United States and better than the nationwide average of 0.96%.</p>
<p>&#8220;Green&#8221; and &#8220;Clean.&#8221; Portland, OR has been ranked in the SustainLane&#8217;s 2006 U.S. City Ranking as the most sustainable city in the nation. The city is ranked number one in terms of energy/climate, green building, and city innovation. It was ranked second in terms of the air and tap water quality and green economy. Portland also has the inner-city free public transportation, which contributes to the area&#8217;s image of the &#8220;green&#8221; and &#8220;clean&#8221; community. &#160;</p>
<p>Natural beauties and scenic landscapes. Portland boasts some 37,000 acres of land covered by the scenic greenery and 150 miles of bike trails and lanes. It is home to the largest urban park in the nation. The area is decorated by the rugged splendor of the Cascades, the rolling hills of Oregon&#8217;s wine country, and the breathtaking Oregon Coast. Therefore, this place offers a myriad of indoor and outdoor recreational activities and attractions, fairs and festivals, and community-driven activities.</p>
<p>Well educated and young population. On average, residents of Portland are better-educated than the average community in the United States. &#160;Nearly a third of all citizens in the area have higher education.</p>
<p>A cultural hotspot. Contradicting the stereotypes, Portland, OR is also a city of artists. The city has more artists, designers and people working in media than 90% of the communities in America. In support of the city&#8217;s artistic appeal is the fact that Portland Art Museum is the oldest museum on the West Coast.</p>
<p>A tourist hotspot. Many travel and food magazines have been writing about Portland as one of the new hip places to visit.</p>
<p>Safe living environment. This year, the violent crime rate in Oregon has dropped to the lowest since the early 1970&#8242;s. In terms of property crime, the State&#8217;s property crime rate is at its lowest level since 1966.</p>
<p>All these characteristics showcase Portland as one of the most desirable locations to live and own a piece of real property. Given the new trend in home buying and property investing that promotes a combination of safe and pleasurable living with a prospect of housing equity appreciation, Portland should appear as the natural choice for many homebuyers and investors.</p>
